Quite literally, if the rental income is equal to or greater than the PITI, it'll qualify (with some exceptions of course). 75% LTV is typical, but I have worked with lenders willing to do 80%.

I say a range because a lot goes into the rate; LTV, cash out or not, rural or not, number of units, DSCR percentage and of course credit score.Hope that helpsStephanie

I am Currently enrolled on a Real estate Broker course and learning a ton, so hoping to take the test next month.I have been looking at the BRRRR strategy but not having any rehab experience puts me somewhat hesitant to do this. is there any experienced Fix/flip investors out there willing to give a crash course to somebody looking to get started?

But, the owner occupied property is different because you will likely have to use a conventional loan which requires 12 months seasoning (waiting period) to use the new value but of course that 12 month would start from when you buy the property so it will obviously take you some portion of that 12 months to build the house.
