In a market that is declining 4% a month, by the time we get to the end buyer’s appraisal even if we have multiple willing buyers to purchase at asking price, we can’t get the appraisal to comp because FHA underwriters are asking for additional comps above our asking price that are 45 days old or less and ¾ mile radius or less.

Thanks I am vicious, I buy a list from my RE agent friend of all homes in a 30 miles radius for sale on the MLS under $135,000 90 days on market.I mail to the home owners every month non stop.

I have spoken with realtors with MLS access, as well as done my own sales price research at town hall in transaction data, and the appreciation rate for the townhouse development is the best in about a 20-mile area.
