As for me, I focus on building my portfolio one house at a time, and also wholesale some deals on the side, so I guess you could call me a full -time inevstor but I have otehr interests as well that keep me busy.One thing I have noticed is we have TONS of out of state investors coming to Memphis, I think they see it as some kind of massive opportunity.RF

There are massive differences terms of rental expectation between STR and LTR so the PM’s need to have different fee structures.I hope this helps. best,Jon

I have been offered ( by a CPA and Legal Buffet ) a reestructuring of my business with LLCs in Wyoming as they apparently offer the best asset protection as you can have a Nominee manager The scheme sounded great but at the end of the day I would be tied to that cpa /accounting studio as I will always need an adress in Wyoming and the Nominee Manager that steps in an out every year.Has anyone here been offered the same and what were your thoughts about it ?

Kinda like asking Warren Buffet if he woulda been happy with S&P 500 returns for his life's investment work (whereas he finds that perfectly acceptable for his wife after his death).(2) The unfounded "hate" might come from those who don't count properly and take 1-5 years net as their compound annual growth rate over the next 30 years... kinda like quoting REIT returned >30% last year, small cap > 35% the year before... and expect > 15 % CAGR going forward.Unfortunately I am not in category (1) so will be very happy with 8% unleveraged total return CAGR.
