I'm guessing after logging died down they had a steep decline but seems to be on the upswing now... low cost of living and good recession-proof jobs due to the Air Force, Sky Lakes Medical Center and Oregon Tech...

My preference would be to allow the tenants to finish the current lease as they are currently building their own house and have been great, low maintenance tenants thus far.

You can use funds to buy other properties.

Everyone expects a cleaning fee and yours is very low.

Do you think it would be sensible to suggest to her parents that they deposit enough funds into her US bank account to cover the rent?

@Carolina LauMake sure you ask for proof of funds.

Many investors can't compete with the hedge-fund "boys" as they will pay well over market on certain properties at auction.

@Michael BaumIn addition, you need to have reserves for the mortgage and unforseen repairs.6 months of mortgage payments would be good to carry you and fund emergency repairs.
