The Ascent Trail area literally has people sitting in the middle of the street shirtless. 

There is a duplex up for auction on auction.com, literally around the corner from my primary residence.

Even my broker says ...nope, laws are changed.This is comically insane, as I literally have a verified 760+ credit score (even with the default), over 1.7 million dollars in assets ($180K of this IN CASH), own 2 rental properties, 1 of which is fully paid for, and am invested in 4 other multi family complexes. 

Real Estate is a rush for sure, but in that world(BioTech + Data Security), literally, no one ever lies about anything. 

I've done it before where I literally asked for the CC&R's and bylaws of other other condo buildings, see what they included to understand what I need to provide in the market that I'm in and then quote out all the services: landscaping, utilities, look at their budget/reservers, and get insurance quotes.

. $260k (for both)ARV is about $263k because they are literally next door to each other.estimated repair costs $35-40k (seller did most of the work already).So to me this seems like a hell of a deal 2 for 1 however would I still use the investor formula ARV x 65% -repairs or what ?

@Keith Torsen imo house hacking is literally the safest and most conservative purchase you can make when you get started so don't be worried.
