I need low barrier to entry so looking for properties under $40k, max $12 rehab, low crime blue collar neighborhoods.

Blue collar areas where there are workers, families, and jobs...will always need rentals. 

It looks a little like pex but it's blue (cold water supply) or red (you guessed it).

We use Constellation - a pale grayish blue - from the Benjamin Moore Affinity line.

The smell was very strong and the "white" walls were tan, lighter tan where pictures used to be.  

Keep in mind that you are caught between the devil and the deep blue sea.

I also really like 33619 as there are a lot of blue collar workers/families there and not as much crime as other areas that have similar demos. 

I know people that have hit the millionare status from RE investing only and yes they look (wear blue Jeans daily) and act just like the rest of us.
