I'm talking new roof, new HVAC and duct work, new electrical panel, new paint, new PVC & PEX piping throughout the house, new doors, some new windows, landscaping and gravel is all fresh, new plastic in the crawl space, new outlets and switches throughout ... new garage door, roof, and paint on the single detached garage which matches the house. 

It's an area that I see definitely heading in the right direction... the big growth in the wine industry here (more and more people are buying here), vacancy rates in all types of rental housing are crazy low... waiting lists here right now... housing prices are still low compared to many parts of Oregon... we have a Costco (haha, but seriously... they don't invest in places that they don't feel are heading the right direction), and we're doing a lot here to really change the landscape around entrepreneurship and attracting young people back here. 

If your in the middle of a mountain range or farm ground areas, there may be little River Rock and it might only be used for landscaping at a high price.f.

What about landscaping, snow, trash? 

We got about 10 investors together to buy a 1.8m property and we have a small value add project lined up for it and we will be waiting for the SW Corridor MAX Line to be constructed and then we will sell.In the current market landscape, we are focusing more on Apartments than we are on single-family homes. 

Most investors out there go as minimal as possible on landscaping (at least out here in AZ).

We did a full exterior remodel, new roof, paint, landscaping, some windows doors, clean up.

Parking lots and driveways, lighting, fencing, landscaping, security systems, doors, office equipment, equipment, vehicles, fan or exhaust systems, lifts cranes docks,   Etc.  

The exterior of the property is beautifully landscaped and features a large, fully landscaped backyard that is perfect for outdoor living.

If you are wanting to build equity faster find a house that needs lipstick type work and do some painting and landscaping and get the curb appeal up while having minimal outlay on fund and keep saving hard to get your next 5% down.Things to look at is buy multi with FHA and look at houses that can be converted for conventional loans and you can rotate the loans around as see fit.
