I don't know your criteria for a good deal, but if you're strictly looking on market for a quad in Raleigh you likely won't find one in the near future that meets what you're looking for.

Thanks in advance. 90% cash out doesn't exist. 90% with favorable terms really doesn't exist.Not sure how you got into this situation using hard money (usually they have a tighter lid on the numbers), but regardless, sell the property and try to get out of it before the HML gets a chance to foreclose.

I know partial assumable loans were (and still are to some extent) pretty common place in commercial real estate financings, but does anyone know of a residential real estate lender who offers partial assumable loans on individual mortgages?
