I am thinking of just always doing the same thing to these houses. 1. white kitchen cabinets, with laminate counter tops with the 4 inch back splash.

They are more expensive but if like us you have made claims due to tenants setting the kitchen on fire, causing a flood and then throw in the crazy tornado/hail storms in Oklahoma you won't be able to get Insurance with standard carriers.

Just need kitchen remodeled.

I just bought a house, the kitchens are in good condition has granite countertops.They seamed the granite at the sink, about an inch to the right of the seam, is a significant visible break, 16th of an inch gap running back a couple inches to the backslash.

In addition the same house has the kitchen sink hooked to drain to the sump pump even though routing directly to the sanitary sewer meant only running the line an additional 5-10 feet.
