They are more expensive but if like us you have made claims due to tenants setting the kitchen on fire, causing a flood and then throw in the crazy tornado/hail storms in Oklahoma you won't be able to get Insurance with standard carriers.

(Both had several failed closes due to property conditions.)The VA one took 4 weeks before they came back @ our price (middle of winter school taxes due & the kitchens in both units had been gutted to the studs) but the Texas bank agreed to a verbal over the phone as we had our potential buyer walking through it with his dad.Also estate sales with out of state heirs.

But it just seems to work that way. 3) New appliances - black 4) When flooring is needed: Medium grade frieze for carpet in living areas, ceramic in kitchens and bathrooms although sometimes I do laminate in kitchen depending on the height/surface in connecting rooms.5) Replace countertops if dated or damaged.6) Paint all walls - but only paint ceiling if really bad.7) Certifiy HVAC8) Replace kitchen faucet but not bathroom unless really bad.9) An upgraded ceiling fan in living room and master bedroom.Thats typically my list and then I do what most of the others have mentioned above.

I just bought a house, the kitchens are in good condition has granite countertops.They seamed the granite at the sink, about an inch to the right of the seam, is a significant visible break, 16th of an inch gap running back a couple inches to the backslash.

In addition the same house has the kitchen sink hooked to drain to the sump pump even though routing directly to the sanitary sewer meant only running the line an additional 5-10 feet.

I have a wagner I don 't use and two gracosI used to pre strain the paint with knee high panty hose .or a double layer of screen I rinsed off in a bucketnow I use two stainless screens my wife had that were under the kitchen sink guess they were for drain cover strainer?
