If she has ever caused issues then I would politely decline to decrease rent.

The parent choosing to keep the temp at an unsafe temp with children could be a sign of mental health issues and they may need to take the children away to keep them safe. 

I'm going with the full doc route as my finances are straight and have no issues disclosing it.

If it's a real issue, I'd probably just let the tenants break lease and move on.

Running materials to job sites and checking on progress, and then I learned it again going to check on a problematic maintenance issue and viewing vacant homes that needed turn-renovations.

I’ve used Goodman twice so far like Pat above and haven’t had any issues so far. 

Lots of issues to consider like title insurance, due on sale, comingling of funds, IRS red flags etc. 

"Just wanted to get your insight as how we can best handle this" ... with the suggestion that THE TWO OF YOU (you and the treasurer) have an issue and will want to work together to resolve it asap.
