For investment properties you should be using private/hard money lenders, but if it's a primary or you have a long window of time to secure the financing then traditional may be the way.Overall, it should be easier to get approved via creative financing though as there are options and workarounds for nearly every scenario (they just may cost more the more creative you need to get).

I reside in CA, and have invested in first and seconds in my home state.

My advice, if you want to invest in STRs, is to go to vacation destinations, think National Parks, beach towns, etc, where the laws are STR friendly.

Some say there are still opportunities in Columbus since it's growing, but I'm unsure if investing with the hope of future appreciation is a good idea when current cash flow is very weak.
