Do people find it harder to BRRR with multi-plexes than SFR due to lack of comparable sales proving the increased value after renovation?

It also looks like there is room to increase the rent because these are two bed, 1 bath units and they are paying less than I was paying for a 1 bed 1 bath a few years ago. 

I feel I am ready now.My focus is on increasing cash flow and building equity.

There's no real 'fair' way to truly separately meter the natural gas used for the different units, unless you get into rabbit hole land of re-inventing a wheel and a series of sensors measuring heat and air flow within separate ducts, on your (customer) side.I'll comment on each option individually and your decision will be numbers driven. 

They are predicting a slow down as well but put vacancy rates to be flat and rent increases to go down from 4% from last year to 2% projected for both 2019 and 2020.If you have a deal that should get you to IRR of 15+% I wouldn't hesitate.
