(We are going to have a contractor out to get a better idea on this, but all rooms have holes in walls, none have acceptable flooring, neither bathroom is functioning, the heating system is not functioning, there are broken out windows, though the intact ones are replacement.

If the kitchen an bath rooms are 30 years old you may have to start planning to replace them sooner than later.

A little tiny leak a tenant did not ever tell me about, turned into a situation where I need to replace the bathroom vanity, flooring, and some drywall.  

Since there was no heat in the bedroom or bathroom, I recently had installed small electric heaters in the bedroom (baseboard) and the bathroom (wall heater) as can be seen in the pictures.  

The house is empty, no tenant yet, bathroom works, lots of parking and has a really nice backyard patio.

I'd pick houses with power and water so you have a working bathroom/kitchen.

Basically a small studio with a small bathroom.

However, two years ago we did a major remodel of our kitchen - $15-16K - and more recently have updated our bathrooms  - $1000-1200 - (new toilets, floors, fixtures).

finally closed on a house after many obstacles and years of searching. its a 3 bed 1.5 bathroom ranch. paid 145k appraised at 147 by the bank. it should rent out for 15-1600. if i can im going to try and knock a wall down to make it a 3 bed 2 bath. theres a school behind it , anothr school down the street and golf course about 2 miles away.
