However, I recently had to re-rent 3 units in the Raleigh area, which is usually EXTREMELY easy to find qualified tenants.The two which I rented in September and October were super easy and rented to great tenants within a week.For my unit that became available in November, there were barely any people at all responding to my ads even though it was an identical unit at a slightly lower price.

Paying that couple hundred may save you thousands if it allows you to get the property into the hands of a competent PM within days vs months.I have yet to see an investor have to get an attorney involved in canceling a PM agreement except in extreme fraud cases where a PM failed or ran off with escrow money and that doesn't seem to be the case here.
