FHA is for owner occupied only and you can’t 1031 into or out of a primary residence.Going out of state causes no tax issues.You have 45 days to Identify the replacement property to your QI and 180 days to close...no time limit on entering a contract but the earlier the better (preferably before you even close on the sale end), since the first one may fall apart.

I'm probably not telling you anything you don't already know, but if you use any accounting programs like Quickbooks it could help you identify areas for improvement.

One of Seattle's policies is that when a homeless camp is cleaned up,  all identified residents must be offered shelter and other services.

Everybody likes to talk about their wins and sound like a boss, but I think a person talking about their big loss, how they can identify every detail that went wrong and why, and how they will be doing it differently next time, speaks authenticity and true intelligence.

Once is forgivable, twice is questionsable, three times is a pattern. 

My question for those of you who have experience in identifying a potential property to purchase and sending a letter to the owner, is have you ever done it in two languages?

They will quickly identify any issues that you might overlook.

Identify properties with minimal monthly dues but will attract good tenants.
