If I use a HELOC for a down payment, will lenders still be willing to give me a conventional loan?

We dont have any section 8 houses in Beachwood but in Shaker we have seen closer to 1650 (owner pays water and sewer). 

Could I get a conventional loan on the property?

I would love to continue to flip houses but now having two little boys makes the "live-in" part a little difficult.Outside of real estate and taxes, I enjoy spending time with my family, whether at the beach or in the backyard, and sharing new experiences with my 2 sons. 

Ideally, you'll find a wholesaler you can really work with who will involve you before they get the house under contract so that the contracted price works for everyone, including the seller.
