The amazing thing about Hispanics is that they are multi generational households, many have kids and grand kids and great grand kids in the same house.If the family is cash oriented, HISPANICS FIND A WAY TO PAY THEIR LANDLORD!!!

Grand Rapids is an exciting market.  

You wouldn't want a disgruntled apartment tenant to come barging into your waiting room demanding to see you about an issue with their apartment or feel that since you're the rich dentist they don't really have to worry about paying rent on time.

Don't ignore the elephant in the room.

That way if you're renting to a family of four (mom/dad, 2 kids) that gives them an extra room for guest/play/office etc.Do some inexpensive kitchen upgrades (paint cabinets, new hardware, backsplash) and put the rest towards the new room.

The house is a 3 bed room house at the market value of 300K to 350 K. 

All orders get run through the bid room, to which we get discounts on that too.  

I am going to live there for the remainder of my undergrad education while renting 2-3 of the rooms at a time.  

Chump change in the grand scheme of things.
