My suggestion is run it by attorney including the above clause to see if it is something you can begin to implement in future leases, to at least give you something to fight with.

Your only going to cause more aggravations and issues in the future by installing a product over an existing shower, just think theirs a lot of moisture in a bathroom, wheres all that gonna go, right behind the new shower.

Metro areas can have rent and property value appreciation in the future, but you’re not getting those benefits right away and the cash flow will be negative to start.

Are you projecting you’ll be making much more than 25k a year in the near future?

While you might be able to use future rents as proof of income, that is going to require some extensive documentation from the previous owner.Best of luck to you.
