Looking to turn this into playroom or storage or huge closet.

Raise rents to market, RUBS, pet fees, build additional storage units, improved marketing and rebranding.

Also going to make a few storage units in the building and rent those out.

It sounds like you'd want to start fresh with new residents that you can choose, but a vacant property may be an issue for the lender unless you have the W2 income to show you can support it.

Now from a cashflow standpoint if you rented out the shed as a storage space......you may be able to generate some income though.

Also look for other ways to add income such as a storage building, laundry, etc.
