The reason fewer young people are buying homes is not due to the pricing it is their own life decisions to go to higher education, stay mobile and choose not to be burdened with home ownership.

Banking on over asking sale price is dangerous.

I should have mentioned that what I read was that 3 or fewer flips inside a solo 401K would not incur taxes...

Generally you'll get fewer applicants but a higher quality pool.  

If it doesn't increase rents then does it make the place easier to rent thus having fewer down months?

If a storm comes (like a rental market quickly changing) that LOC will pucker up real fast and then you will have dangerously low reserves.

Not to mention if you (or someone else) was standing in hand-dug ditches 7-9 feet deep, that's pretty dangerous because I'm certain you weren't using a trench box.

Somewhat dangerous game.  

And if you keep your list to 3 or fewer it will not matter what they are worth.  

So, while the leads I pass along may be fewer and farther between than others, you can have the comfort of knowing that anything I pass you will at least be worth looking at.
