In better areas, I have found that the neighbors will usually keep a reasonable eye on the place because they have a vested interest in the neighborhood being in good shape.

Starry-eyed people come here with high hopes of living in paradise, in a beautiful house on the beach, surfing everyday, and sipping Mai Tai’s out of coconut shells. 

Trust me when I tell you that pros have heard that before, recognize it for what it is, and will roll their eyes when they hear it.  

It is enticing to say the least as renters are in place and no rehab is required at this time, I just want to go into this deal with eyes wide open.  

Does the county and code enforcement just turn a blind eye?

So I'm about to list a "break even" SFR for sale mainly to defer taxes since I've got my eye on an income producing 4plex but seller may not wait for forward exchange to take its course.  

But, the strains of affordability and what to do about it could get ugly (e.g. ban strata rentals vs. force them open; go after illegal suites or turn a blind eye;  ban AirBnB or tax, etc.).

I look them in the eye and put my hand on my gun. 

She said not much was out there but she would keep an eye out. 

Laughed out loud at some of the humor and I can tell you have myself spent many hours on  Google / YouTube to llearn how to fix things (as my wife rolls her eyes in the background).
