I assumed that such conversion would enable a refinancing of the loan (say if sale is not possible or unattractive and the loan terms are such that extension is not possible).I know that there are many other risks.

For instance, 3 bedroom can receive a section 8 voucher for $2400 a month, but if utilities are not included, they will deduct for ex. $125 for oil, $75 for electric etc, etc...

You could amend the original inclusive dates, write a note with the new inclusive dates covering the extension., and then initial all changes and sign at the end to create a new legal contract.if you prefer to keep it clean, simply ignore the original contract and type up a completely new contract with exclusive dates for the new term.
