I'm updating a powder room now, putting on a new garage door and opener and wrapping all of my exposed wood on the exterior with metal and new vinyl. 

I am conservative on here compared to a lot of people and I do have reserves (although I wish I had more now) and I'm concerned, so I think there are a ton of people swimming butt naked about to get exposed and you don't even know it.

I have also been very exposed to investment deals that family of mine have owned. 

Remember that there are simple off the shelf and cheap incorporating packs like one from rocketlawyer or something, but it does not protect you 100%, if you do not maintain your llc/corp books correctly, it will not give you enough protection and those small holes could prick your corporate veil thereby exposing your personal assets.

Other than things getting incredibly tight cash flow, how are long term buy and hold investors exposed to problems similar to 08?

Though the cedar shake below is in good shape from what we've seen and I'm leaning towards exposing it and just doing repairs and painting. 

People are less critical of the private spaces appearance and also bedrooms have a lot of furniture and not much exposed floor space and many people will additionally put down a throw rug!

I would also point out you are exposing yourself to liability for others when you only have one year of experience.
