Go to the local real estate events in these areas, drive/walk the streets, find a local real estate agent who invests in the area or works with investors in the area, and then go from there! 

As someone experienced in property management, it's concerning how often people are swayed by the appeal of a single property without considering its surroundings, such as being near deteriorating areas.

I was thinking of becoming a signing agent as a way to dip my toes into the real estate waters while I continue to soak up as much knowledge as I can.

I had a good relationship with the listing agent and was able to structure a below value deal (beating out iBuyers and other investor offers).

They primarily work with investors, and most of their agents are investors, too. 

Have seen many investors ripped off by agents and contractors that screw OOS investors because they know they won't be watched closely.If you pursue, you'll need a GREAT & TRANSPARENT team.

Any recommended agents or PM who can rent out my other unit? 

In order to compare them apples to apples, I'm planning to review them and also talk to the insurance agent of all three companies.
