I listened to a bunch of audiobooks , podcast, first hand stories, etc pretty much got a good sense of the strategy I want to take Im just caught up just in the information overload stage I just want to know what to do once I have the 30k at hand and ready to go.

Are you just handling it during this initial stage and then going to turn it over to them?

California charges a minimum tax of $800 a year per LLC, and more if you have gross receipts in excess of $250k.

At this stage in the cycle, I'd stick with high occupancy properties.

I found a hard money lender that will finance 100% of purchase price and rehab cost up to 70% of ARV. the catch is that they wont pay for rehab until each stage is complete, so I'll have to pay contractors as they go, and then get paid back by the HML. and of course the fees are pretty outrageous. 

If not how would you negotiate on a house that is in some stage of foreclosure? 

My husband and I are in the prelim stage of looking in arrowhead and would like additional info on renting the prop when we are not using it. 

Cheap units don't have ecm blower motors and two stage gas gas valves. most of the big names also own other cheaper brands that are similar but with less bells and whistles. 

Sometimes I feel stuck in the "don't know what I don't know" stage.
