If I were in your shoes, I would do the following:- set 6 months worth of income aside in a HYSA to save it for a rainy day (this will help shield you if you lose your job, or if something goes horribly awry with your investment properties)- open a Bank on Yourself life insurance policy (this is a specific type of high dividend paying whole life insurance where you can borrow against the cash value in your policy at any time and the money will continue growing as if you never took out a loan.

I never ever made it past insurance company approval because it was just taking weeks. 

Where ever you invest, have a boots on ground person to bounce ideas off of.

Say you get to 100 doors under mgmnt, then drop to 80, up to 95, down to 82, and keep bouncing not really able to ever scale beyond, hitting a "wall".

Giovanni, I do it very similar to Scott, although all mine are posted as cash offers, although I have a very close relationship with my HML, and he always takes care of my proof of funds, and I honestly have never had an issue with this or ever been questioned, and I have done purchases from all sorts of sources including Fannie.
