Working on renewing our insurance and because we have a lease of less than 12 months, (most are 60-90 days and are often renewed into longer terms once they establish themselves here) our rentals are considered short term - so we are grouped into the more expensive and riskier categories as traditional vacation rentals where you do have significantly more risk of parties, harder use on the properties, etc.

If the Fed lowers rates, as widely anticipated, in 3 times 2024, by 25 bps each, perhaps with one 50 bps decrease if we are being optimistic, the federal funds rate will drop to 4.3%-4.6%.

The number one reason is the equity in the property is much higher and the banks know that they will have no problem collecting the mortgage, or recover their fund in the unlikely event.

We build and have less than 5 new builds in some markets that we build in and we always have options and joint partnerships for investors if we can't support the build. we are now expanding to new states like tampa florida for new construction multifamily build to rent and other markets and transitioning to a development fee model where we coordinate and structure the deals and builders represent us and we bring the entire deal together and strategy. if you need help please PM me I'd be happy to look
