They can tell you a legal/ethical way to do it. 

I don't see an ethical dilemma.

Makes me want to open a mortgage company because clearly you can operate with no ethics and definitely no organization. 

The agent does not seem like a very ethical business person, even if is he is a big shot.

Not that you can or should disregard ethics as a wholesaler.Plus the exam is hard :)

I have read through many threads on BP about building a buyers list, but I am still left wondering, is it ok (legal, ethical, etc.) to market (bandit signs, post pics on craigslist, etc.) a house that a seller is trying to sell to me before I enter into a purchase agreement with him.

I believe that I have sincere intentions and a solid work ethic toward this venture.

Any ethical and legal means that bring deals is fine by me.  

My family was not well off at all, I did not learn my money management skills from my parents, however I did learn my work ethic from them.
