I've thoroughly enjoyed reading BP forums and decided I should probably sign up!

I recently teamed up with my friend Blake, who is a CPA working in the Memphis area, and we are ready to start investing!

Always enjoy networking - if you want some info on the market here, what some investment options are and what kind of returns this part of the province can generate - let me know!  

Also, I'm a little skeptical of buying any rental properties right now, because we are pretty much in the top of the market cycle.

We are actually in the process of downsizing and moving into a duplex we purchased.

And on my subdivisions I am currently building I do not record CCR's or create a HOA.. its only mandatory if we do a PUD... since I am building all the homes and ( praise the LORD almightly ) they all pre sold we are in and out of 27 homes in one year.. and I just leave the folks to self govern themselves.. there are actually a lot of buyers ( at least at these price points starter homes here  350 to 400k) that prefer NO HOA

You now have an asset that you can easily refi to pay the cap gain taxes and you enjoy a stepped up basis in the property.3.
