One other piece to note is per my mortgage broker taking a loan from your 401k does not negatively affect your DTI as it would if you were tapping into a heloc, for example.

There’s not much piece of mind in it.That’s why I’m ideology on investing has changed to - if you can afford to take the $100-200/month hit to own a quality property in your backyard then why not.

i also read the review, alot of the negative review's seemed to be centered around not finding the corner and molding pieces. not the quality of the product and i was able to find all the parts i needed. i will say that the life proof is very highly reviewed. 

Honestly I think property management is a difficult piece and many times the way they are incentivized doesn't really align with rental property owner's objectives.

One piece of advice I came across early on was to always raise the rent every year, even if it was a a token amount, because it gets the tenant used to annual increases and avoids the uncomfortable situation you are in (because you are a compassionate person).

One of my biggest pieces of advice I would give you is to start building your credit as early as possible.

Focus on growth and having RE become a big piece of your pie.

So if you can figure out the financing, management, and renovation piece then you have a shot.
