I'm envisioning putting in $25k worth of materials, which would give me new floors, new bathroom, new kitchen, expanded rear deck, drywall in almost the entire house, and updating HVAC and plumbing - this doesn't include my labor of course, but I work remotely, and July through October is my slow season, so it kinda falls into the perfect "pack the dog & your tools and go up to the house for 2-3 weeks to get some work done" calendar for me.

This leak was likely happening before, going unnoticed, because there is damage to the kitchen wall and connecting bathroom.

I requested the seller fix the roof repairs (small fix), bathroom faucet leak, replace water heater (really old), and replace ac/furnace unit (old as well).There’s about 5 smaller things that I said I would fix.

I'd walk away from a mold property unless a substantial discount is given for remediation and it's clear what part of the home is impacted.

I've got a property closing mid-August, so plenty of lead time, and it's a more or less light renovation, kitchen cabinets, some tile, a little bit of work on the bathrooms, etc (with the exception of some foundation stuff, luckily Rick above recommended someone for that already) and in Beacon Hill.
