@Donald Shaver military has benefits like medical and dental, TA, etc. like Brandon said in the podcast 40k a year or 250k a year you have to live within your means. 

Dental, vision, medication are all in this bucket too.- People miscalculate cash flow, by not including enough CAPEX which can run up to 10% of gross rents over time.

Both parents were/are very entrepreneurial, exhibiting a strong, self-sacrificing work ethic: owned restaurants in SF & a dental lab in SF then moved Palo Alto. 

You learn how to do it after you MAKE your first deal and you experience all the flaws of that first experience and then you know the steps, the procedure, then you tweak... and tweak.. and tweak, till you find your perfect system.

It has been a stressful ride for this BP notice/newbie, and I am so grateful to have found this community of support.I hope my experience will help other property owners understand the risks involved with long-term rentals, and I anticipate that my experience will help shape Airbnb's practices and procedures in the future. 

SF Landlord-Tenant laws are a procedural mine-field for Landlords.

  - Some small portion of the population prefers to live un-encumbered from the rules and procedures of everyday life or believes that stable housing is not worth the cost.  

Benefits (medical, dental, 401k..etc) are very expensive.For me, the math finally works but I've made the real estate schedule work with my day job as a University Professor. 

so while there might be some procedural vulnerability, you really shouldn’t run into the issue

Granted, it's a great contrarian take that helps RK, DR, and others stand out from the crowd, but believe it or not there often is a lot of collective wisdom in the standard operating procedures (and some major mistakes which is why no one should just blindly follow the herd - but you all should probably wear a mask).
