Ibrahim S - The reference I was trying to make is that the sellers want 50K over the assessors tax value - admittedly low- but which presumes the house is a functioning home, which it certainly is not after the owners long declined to put a needed re-roof on it and it shows the interior damage results where the ceiling landed on the floor in the kitchen, etc.

For a value play, in which you'll usually want/need to take occupancy down to expedite rehab and get rid of the bad tenants, TAW is probably most desirable.For a yield play on a stabilized property, leases would represent lower risk of sudden material occupancy decline.
