They never tell you this in the get-rich-quick buy-and-hold seminars, but there are simply a LOT of people who do not have and don't want to acquire the mindset and diverse skill set of a quality property manager.I also tell new investors to go through your first eviction with your lawyer.

My first one i was in a basement type setting i thought i was going to be in a fancy hotel before i got there the guy i was in contact with misguided me the directions so i was already off to a bad start, then i told him what i wanted to get into and i said wholesaling and flipping but this event all they spoke about was a lot of the legal stuff and how to get loans and use other peoples money no money no credit never explained much else, so i didn't really find anything out of that.

@Lexi Teifke - As always, the theory like the theory, but in practice is what counts.The internal rate of return hurts my brain just to read the definition, never mind calculating it: internal rate of return on an investment or project is the "annualized effective compounded return rate" or rate of return that sets the net present value of all cash flows (both positive and negative) from the investment equal to zero.
