@Jane Guerreso the credit bureaus will typically not allow individual landlords to report payment data to them without going through an extensive membership process.

If buying from an individual rather then a bank you could always propose some cash and some loan to keep you liquid for other deals or repairs.

You almost completely disregard the "verbal acceptance," and push for the fully ratified contract, signed and delivered, by creating a sense of urgency that you feel is appropriate for the situation at hand.

It's a serious, serious waste of time and money (I'm being redundant here, I know)I've assigned slightly over 75 lease option deals in 10 different states, and not once have I ever spent a dime of money marketing my deals (okay, this might be a bit of a stretch, because I've spent money on local proxy IP's and local phone numbers to create a new craigslist phone verified account, in order to keep my deals live on craigslist without getting ghosted by them, but that's a much deeper discussion).It is incredibly easy to find lease option buyers.

They may short cut the fix, leave things wet, and create an environment for mold. letting an unqualified person work on electrical can be a huge liability if they get hurt or burn the place down.
