I know that GTA real estate was crazy for several years, now it seems to cool down a little bit.

I’ve always been amazed by the self-assuredness of seasoned landlords.They appear so confident, capable and cool.

So cool!

For me, I took the $25k that we had and bought a house, renovated it, rented it and refi'd (this was prior to the cool BRRRR term), I continued to do that, while building up cash flow and a portfolio.

Cool, man!

@Patrick Bunn - really liked this approach and your reasoning for working towards passive income is really cool. 

I'm here to learn as much as I can, come up with a good strategy, and meet some cool people.

I understand the flaws but you're basing your estimation on actual historical numbers.A statement certainty can be a broker proclaiming he knows why because he's been in the business since the crust of the earth cooled.

Lower your expenses by changing out fixtures to low flow, changing out lights to LED's, upgrading heating and cooling systems if central, changing windows and insulating if central heat and air.
