I’d like to move the ownership of the property to an LLC but the mortgage company, Flagstar bank says they only allow transfers to trusts.

I would need to be able to get estoppel letters from the tenants and an agreement that security deposits reflecting the amount of rent will be transferred.

My CPA suggested I need to make sure the transfer price is the same as the cost of my original purchased. 

I've read in WA that it can be an effective way to transfer title without probate. 

I was going to transfer it over to a Self Directed 401K, but upon further research have determine that a Solo 401K may be the better option.

@Kory Reynolds @Eamonn McElroySo we established a new LLC and completed a quid claim deed transfer from my partner's name to the new LLC.

Maybe there is no straight answer but hopefully I can aggregate the responses to get an idea of what is possible vs what is a probable success rate is.QUESTION:  Can a person (me) who owns properties WITH a mortgages create an LLC and transfer title of the properties to the LLC   I understand the mechanics of creating the LLC and doing the work to transfer to an LLC. 

@Erik Carlson why not transfer 401k into a self directed?

Or do you guys just have a personal bank that you transfers the rent payments to as a deduction? 

In either case, you should verify that you are eligible to transfer the funds from your existing retirement account (e.g. if the funds are in your current employer 401k, you will likely not be able to transfer until you quit your job).
