It is in ready to rent condition - immediate occupancy, but personally I would fix up a couple of minor issues in the place....I'm going to assume I can get rent of $500/month (currently not rented but units close by/surrounding which are duplexes are going for $450).Taxes: $100/moInsurance $22/moAm I missing anything?

As we approached the third date, we actually visited the clerk who told us that they had received the deed from the lawyers, but the check for the filing fee was $3 short, and the lawyers, rather than just coming in and paying the $3, had retrieved the deed and taken it back.
