Good to know it's common to see a negative cash flow if I'm occupying one of the units.

Here are the reasons why:1 - A large company will treat a small job as a fill in, and will schedule it accordingly2 - A small company won't be able to handle a large job.OK, two more things, and please don't feel the need to get defensive...this is a very common hurdle for almost every REI.

This is common and fairly frequent.One thought on the discrepancies is builder filed plans to build one floorplan with the city and built a different one, but who knows where it went different.While lots of people try to calculate prices/sqft and maybe even rent/sqft, I don't think that is always fair and accurate as locations are different, lot sizes different, and every house is unique in some way.   

Fans venting into the attic is a fairly common problem, however if the inspector couldnt get into the attic you cant assume that is the case.

You can also make it contingent upon closing, thats very common in commercial deals.

This is a common new construction problem.
