The custom builders in the area are very competitive and are offering pretty inexpensive builds vs comps.If the lot was purchased recently for 20K and the turn-key cost to build is $200K, after I close on the house (bank said appraised value would be 220K), would a new buyer have problems with it getting appraised over $220K even with other comps selling for 300K+?

I'm not as plugged into primary rates (vs. investor/DSCR) but there are a lot of HELOC / Closed End Seconds out there that are becoming very popular alternatives (especially if you already have a low rate mortgage) instead of full cash-out refinances and jacking up rate on all the debt

@Marty BoardmanThat statistic is so misleading because you were not allowed to foreclose the prior year in many locations.That would be like lowering the drinking age to 18 and saying teenage drinking is up 80%.Foreclosures are at all time lows and will continue to trend up.
