Make sure you have the okay from the city because that's a big deal to turn a duplex into a fourplex. 

I have been focusing on properties in the South/ North east area, avoiding the inner city (at least until I can see for myself what the area entails).

I am now looking at sub markets outside the city.

I would suggest that if someone wants to enter Detroit market take at your own risk two trips: flight/car/meals/hotels to know the city, its people, the neighborhoods and develop local connections!
