With Austin prices already super high (compared to the rest of the State) + somewhat of a remote work environment, it's possible that a migration towards San Antonio will start to pick up for more blue collar, price sensitive tenants looking for cheaper housing .

If you believe there will be a resulting increase in inflation, then borrowing today's dollars (at a fixed rate) to invest in hard assets which will appreciate, and paying the loan back in tomorrow's cheaper dollars makes sense.

Since you are coming from San Fran, labor costs are definitely cheaper here, but material costs are about the same.It depends on what type of project that you are getting yourself into.

Could you use the extra money from the seller to pay/settle with the tenant that needs to move.Might not be fair but it could be the cheaper option in the long run.Hope it all works out for you!

@Sam Wilson would be interesting to pull your new construction building permit numbers for greater Memphis.if there is no real production building going on.. that means existing stock is cheaper to buy than to build from ground up.
