Does anyone know how I can get some reliable, trustworthy information on getting started in tax lien investing without paying an arm and a leg for it?

A tenant breaks their leg on the property.

Easy Chair investors are definitely common, but Newbie landlords might simply be looking for that additional support behind their interactions with tenants and not know any better.  

These loans are a bit more tricky than conventional loans and one of the few emails I got made me jumped off my chair...

It sounds like each of the legs (the wholesaling part and the rehabbing part) would need to charge under-market for their time/services to make it a good deal for everyone otherwise no reason to be in the partnership in the first place.I'll have to look into what a typical wholesale fee is and explore that some more.

My agent knows when I call her that I have already done a lot of leg work and that I am most likely going to make some sort of offer on the property. 

I'm not a person that quits easily and I will put in the leg work to get it done.

Numbers work very well w/leverage, NE SA along the I-35 corridor towards Austin as you know if booming and has legs, super strong rental market.  

The lower units are wheel chair accesible. 

If I have a property that might have longer legs, I may consider the long term hold and squeeze out the appreciation later.
