My property has oak hardwood floors in the front half and carpet in the back half.

I buy all the same tile, carpet, toilets, etc. 

Replacing a roof isn't an upgrade but a maintenance issue.Just like a house people are not going to pay more just because a new carpet is in.

I pulled carpet in one room to see where the cable wire was going under it.  

I informed my property manager besides the carpet that will get replaced after next tenant (moving in 1/2/15), there shouldn't be wear and tear as I replaced the inside/outside A/C units this summer ($3,400.00).

Entire house needs upgraded carpet, paint and closing in a screened sun room.  

So we hired a contractor to get rid of carpet and install hardwood/carpet.

We sell cabinets, tile, hardwood, laminate, vinyl, granite and carpet only to rehabbers and builders.

We cleaned and painted the entire interior, took all of the floor trim off, had the carpet professionally cleaned then reinstalled the trim.

Blue 70s carpet in the main room will be removed and the hardwood floor refinished ($650), the kitchen floor will be replaced ($400), the through-the-wall A/C is toast ($500), blinds, fan, and light fixtures will be brought into this century ($250), a keypad deadbolt goes on the door ($100), and next time the unit turns over it will be repainted ($600).
