Now my agent and I had a meeting and he explained the "nitty gritty" and said that I should be fine on a "total loss" -- However, it might get touchy with a "third or half" loss (top story burn, etc.) -- then the amount MIGHT not cover everything -- He says that once you get up to 60% give or take, things usually work out.

Layout and arrangement can be weird also. 5 Windows and doors-can be a real energy waster. if they are old and in good condition,,,they cant last forever. 6 Furnace- Gas is cheapest,,needs to have a decent newer efficient furnace or tenants leave for cheaper utilities. 7 Insulation- Up to snuff or tenants pack it in for better houses. 8.Siding and roofing,,,water leaks can kill you both quickly or slowly,,,your choice.
