Due to the decline or non-existence of new home sales my company is focusing on weatherization and energy efficiency in the short-term.

It only took the first group of out-of-state investors about 2 years to crash and burn and now another group seems intent on the same fate.

Now my agent and I had a meeting and he explained the "nitty gritty" and said that I should be fine on a "total loss" -- However, it might get touchy with a "third or half" loss (top story burn, etc.) -- then the amount MIGHT not cover everything -- He says that once you get up to 60% give or take, things usually work out.

A three unit rented for $189k and $2,2k gross, thats money burning for the buyer, the same here in Germany with the house prices.It´s gives risks in our world, thats normal.

My question would be,,,what can you turn and burn these things for??

Layout and arrangement can be weird also. 5 Windows and doors-can be a real energy waster. if they are old and in good condition,,,they cant last forever. 6 Furnace- Gas is cheapest,,needs to have a decent newer efficient furnace or tenants leave for cheaper utilities. 7 Insulation- Up to snuff or tenants pack it in for better houses. 8.Siding and roofing,,,water leaks can kill you both quickly or slowly,,,your choice.

The past several years I have only focused on my own projects but this economy and energy level has me considering other angles.I have a house under contract now that has been up for sale most of last year and this year.
