I use a pre-screening questionnaire to vet out tenants that don't meet some basic requirements.

Hi Everyone,I'm in the process of screening tenants for my first rental property. 

I would let the roommate find another roommate (that passes your screening) or just let them out. 

What are the positives:(1) You're getting a higher class of tenant (make sure you screen well) so they will be easier to deal with as opposed to a cheaper property type tenant.(2) Appreciation should be much better for a true home-owner type property. 

Cozy has worked well for me recently for tenant application/ Screening.

Wow, the level of anxiety jumping of the screen at me from the OP is...wow.  

I have property managers for my properties so I don't do the direct leasing, screening, marketing, etc, which seems to be what a lot of these apps (cozy, Rentec, rentigo, innago, buildium, avail) focus on, or are meant for larger portfolios (AppFolio).
