Many of the other units in my building including owner-occupied, and recent rentals have black refrigerators, laminate countertops, and basic light fixtures, however, Bronzeville rents appear to be rising and there are many units in the neighborhood with better finishings.

Not sure about "easy title search" but Property Insights which is a Black Knight company performs title searches and they have a good product for $40.00 give or take.

In fact, the AL-CU joint IS the safety hazard as it over heats and causes fire within the wall.Open the subpanel cover and inspect the black wires going to each breaker (just look with a good flashlight).
