For AirBnB "Co-Hosting," it has a lot more to do with customer service and monitoring the booking platforms, coordinating with cleaners etc. 

You either need a bunch of smaller properties near each other or get to 100+ units so you can afford full-time staff.If you can get to scale, I would say there are much better options than investing in California, which is hostile to landlords.

Basically, trying to get complete coverage on property info by using more than 1 service and testing it out.

We do BTR for single family and now we are doing BTR triplex with rezoning as a service for investors in Columbus OH and expanding to Tampa FL and Miami FL where the economics are 2-3x better.

Nothing is affordable / cash flows.
