How much is the property worth?

Not worth the worry. 

The seasoning period starts once the transaction is recorded.

In my experience, appraisers are worth a dime a dozen and we toss it out and go to a new lender as do most real estate agents that I know.

Pricing over there seems to be more speculative on what it could be worth 15-20 years from now rather than tied to the fundamentals of cashflow.Also if you start in Inglewood, 2 hours in LA traffic doesn't get you very far haha

Analyze local demographics, rental trends, crime rates, and future development plans .While South Atlanta is undergoing revitalization, there are still opportunities worth exploring, especially in specific submarkets with potential for long-term growth.

NOTE: the largest builder in our state put them under contract for $100K per, then backed out saying there would be too much sitework and tried to get them for $75K each - they sold for average of $122K.7. 150% ROI in 18 months - no sweat...hahUnicorn, but certainly worth the work/trouble.It's just too expensive to build in most cases these days...this is one of my strong conclusions.Thanks for your earlier feedback!

This will be my first investment property and I know NY is not an investor-friendly state but the cash flow with this deal makes it worth it to take it down.  

All the transacting of the money is done by lawyers or title agents because documents need to be filed and recorded and made official. 

- Is it worth hiring someone to put in recessed lighting or should I stick with current electrical and just put in LED bulbs?
