I own one rental in Texas and it performs okay because we bought it in 2013 but right now it's hard to find something that makes sense there.Typically, the mid west such as Indiana, Kansas and Kentucky all provide good opportunities from a cash flow perspective.

There are pockets and certain streets in the Moncrief area, west and north side that I can walk down the street no problem, but then two streets over I won't.

CA saw that Oregon has seen that .. then a run up later.the big dips on the west were CA 89 to 92 little dip Y2K 911 and the mother of them all the GFC.. which was nation wide..

.- From 9th st south to 1st from Minnesota ave west is the rougher part of town.- If you can find a house around $120k within 3 blocks of BSU you will be golden.I use vision properties for management.We do have some new apt buildings built that are hurting some vacancy rates, but college rentals are doing great.I use Riverwood bank.

also if its just 10k a month you need.. and you dig real estate get a license sell real estate flip houses that kind of thing.. 120k a year in a west coast market is very easy to do.. and if your only making that amount your not killing your self your having fun.. looking properties talking to investors talking to lenders home owners etc etc.If its simply rental income then @Andrew Hogan is correct you need to get from 100k in cash to 1.2 to 1.7 so how are you going to do that ??
